Commercial Building Permit (New Construction) in Meridian, Idaho
Required for new commercial construction in Meridian, including new single- and multi-tenant buildings (C-NEW), shell buildings with no tenant yet identified (C-SHELL), commercial additions (C-ADD), commercial garages (C-GAR), modular/relocatable buildings (C-MOH), and commercial multi-family projects not compliant with the IRC (C-MULTI). Building Services handles application, plan review, permit issuance, and field inspection for structural, fire, electrical, mechanical, and plumbing scopes on commercial and industrial projects. When you need this permit
- Apply online through the Citizen Access Portal at citizenportal.meridiancity.org; upload plans through Project Dox (eplanreview.meridiancity.org)
- Use the Commercial Permit Types handout to identify the correct permit type (C-NEW, C-SHELL, C-ADD, C-GAR, C-MOH, C-MULTI, etc.) and its associated checklist from the Commercial Checklists page
- New Commercial Submittal Checklist and Standards must accompany C-NEW, C-SHELL, C-ADD, C-GAR, C-MOH, and C-SHED applications
- Architectural Plans stamped and signed by an Idaho registered design professional, including a complete code analysis
- Structural, Electrical, Mechanical, and Plumbing Drawings stamped by an Idaho licensed professional; Structural Drawings must also be signed and dated
- Civil Drawings or a Site Plan of Previously Constructed Utility Infrastructure (PDF and CAD if new mains/hydrants are installed), sealed by a licensed Idaho Civil Engineer
- Certificate of Value form and Plumbing Summary form completed in full
- Project Narrative with detailed, full scope of work
- Structural Calculations, Geotechnical Soils Investigation (per IBC), and Drainage Calculations, each stamped, signed, and dated by an Idaho licensed professional engineer
- Energy Compliance report, signed and including all pages
- Statement of Special Inspections required only if the project requires special inspections
- Contact Ada County Highway District (ACHD) at (208) 387-6100 early, since ACHD review/approval may be required separately
- Food service, storage, handling, or manufacturing projects must have plans reviewed and stamped "Approved" by Central District Health Department (CDHD) at (208) 327-5211 prior to City submittal
- Warranty Surety required prior to Certificate of Occupancy; the surety application can be completed online through the Citizen Access Portal
- All drawing sheets: PDF, landscape orientation, drawn to scale, submitted as individual named sheets (e.g., CS = Cover Sheet, SP1 = Site Plan, S4.0 = Structural Roof Framing, E2.0 = Electrical Schedule), print-ready with space reserved in the upper left corner for City approval stamps
- All non-drawing documents must be submitted as searchable PDF files
