Tips
- Normal processing time for plan review and permit issuance is approximately 2 weeks (10 working days) for a complete submittal package, not including any needed land use approvals, variances, or encroachment permits. - All inspections must be requested at least one business day in advance; after-hours call-ins are logged the next business day. Call (775) 623-6319 to schedule.
- Each project must have an approved inspection within 180 days of permit issuance or the last approved inspection, or the permit becomes null and void.
- Do not move furniture into or occupy the building until the Final inspection is signed off — that signed inspection card is your Certificate of Occupancy.
- Contact the Planning Department at (775) 623-6333 for zoning/setback questions before submitting; contact the Assessor's Office at (775) 623-6310 for your Assessor's Parcel Number.
- No current building-permit dollar fee schedule is published by the City; only fee categories (from the application form's valuation grid) are documented. Confirm exact fees with the Building Department before budgeting.
