Applies to: Commercial Building Permit

    Foundation

    Before concrete placement — footings, forms, reinforcing steel

  2. 2

    Rough-In (MEP)

    Plumbing, mechanical, and electrical rough-in before concealment

  3. 3

    Framing

    After framing and fire-resistance-rated construction elements are in place

  4. 4

    Final

    After all permitted work is complete, prior to occupancy/Certificate of Occupancy

Applies to: Commercial Tenant Improvement / Tenant Finish Permit

    Foundation

    Before concrete placement — footings, forms, reinforcing steel (if the tenant-finish scope includes any foundation/slab work)

    Rough-In (MEP)

    Plumbing, mechanical, and electrical rough-in before concealment

  3. 3

    Framing

    After framing and fire-resistance-rated construction elements are in place

    Final

    After all permitted work is complete, prior to occupancy/Certificate of Occupancy

    Prior to covering/concealment, before fixtures or appliances are set, and prior to framing inspection (2015 IRC R109.1.2)

    Frame and Masonry

    After roof, masonry, framing, fire stopping, draft stopping, and bracing are in place, and after plumbing/mechanical/electrical rough inspections are approved (2015 IRC R109.1.4)

    Final

    After all permitted work is complete and prior to occupancy (2015 IRC R109.1.6)

    County Fire Chief reviews and stamps the fire-separation/fire-resistant construction detail and smoke detector/fire alarm plan pages before the Building Official will issue the Commercial Building Permit.

    Final Fire/Life-Safety Inspection

    Verified as part of the Commercial Building Permit's Final inspection, after all permitted work is complete and prior to Certificate of Occupancy.
