Inspection sequence

Applies to: Residential Building Permit

    Plan Review

    Performed by the contracted Plans Examiner per RFP No. 22-01 Section IV.B; generally completed within 10 business days of plan receipt, with correction-comment letters referencing specific code sections delivered to the city and applicant.

    Building Inspection (Combination Building Inspector)

    Field inspections performed by the contracted Combination Building Inspector per RFP No. 22-01 Section IV.C; inspections generally performed within 2 business days of the inspection request. Contact: Lane Allred, Building Inspector, nephi.inspector@nephi.utah.gov, (435) 610-0547.

    Electrical Service Inspection

    Inspection of electrical service construction/installation performed by the Nephi City Power Department (435-623-0276); 24 hours' prior notice required, per the Building Permit Policy Document Packet.

    Natural Gas Service Inspection

    Inspection of natural gas service construction/installation performed by the Nephi City Gas Department (435-623-4914); 24 hours' prior notice required.

    Sewer Lateral Inspection

    Inspection of sewer service construction/installation performed by the Nephi City Sewer Department (435-623-2349); 24 hours' prior notice required.

    Curb, Gutter, Sidewalk, and Drive Approach Inspection

    Required before and after construction of all concrete work in the public way, performed by the Nephi City Streets Department (435-623-0712); 24 hours' prior notice required. Sidewalk must pass ADA-compliance inspection for the $4,000 deposit to be refunded.

    Final Inspection / Certificate of Occupancy

    Occupancy of the structure is prohibited until after final inspections and Certificate of Occupancy issuance, per the official Building Permit Application (Page 2 conditions).

    Plan Review

    Performed by the contracted Plans Examiner per RFP No. 22-01 Section IV.B, generally targeted for completion within 10 business days of plan receipt for the same contracted service that reviews residential plans.

    Foundation / Footing

    Standard IBC inspection sequence before concrete pour.

  3. 3

    Framing / Structural

    Framing and structural elements verified against submitted structural drawings.

  4. 4

    Utility Inspections (Electrical, Gas, Sewer, Curb/Gutter/Sidewalk)

    Scheduled separately through each respective Nephi City utility department (Power 435-623-0276, Gas 435-623-4914, Sewer 435-623-2349, Streets 435-623-0712), same as documented for residential permits.

    Final Inspection / Certificate of Occupancy

    Occupancy of the structure is prohibited until after final inspections and Certificate of Occupancy issuance.

Applies to: Commercial Tenant Improvement / Tenant Finish Permit

    Framing / Fire-Rated Assembly (if applicable)

    Wall construction and any fire-rated/occupancy separation assemblies verified before close-in, where the tenant improvement scope includes framing changes.

    MEP Rough-In

    Electrical, mechanical, and plumbing rough-in verified against submitted plans, scheduled through the respective Nephi City utility departments where applicable.

    Final

    All work complete; occupancy of the tenant space is prohibited until after final inspection and Certificate of Occupancy issuance.

  1. 1

    Electrical Inspection

    Inspection of the PV circuit, inverter, and associated wiring performed as part of the standard Building/Electrical Permit process.

    Interconnection Field Testing / Meter Installation

    Nephi City Power inspects and tests the interconnection (system diagram, disconnect switch placement, meter labeling) before approving net metering and installing the net meter; installed capacity is confirmed 'based on the application and inspection of the installation by the Utility' (Electric Service Schedule No. 16).
