Commercial Building Permit in Nephi, Utah
Required for new commercial and industrial construction in Nephi, regulated by the statewide-adopted 2024 IBC (Utah Code § 15A-2-103(1)(a), effective July 1, 2026). Nephi's Building Permits page links to a distinct 'Commercial & Industrial Building' permit application, but the underlying application form, valuation-based fee methodology, and $1,000 non-refundable Building Permit Application Deposit are shared with the Residential Building Permit process — the Plan Check Fee is the primary line item that differs by permit category.

Nephi City Fee Schedule Report, 'Building Permit' > 'Miscellaneous Permit' > 'Building Permit' line: Current Approved Fee listed as $0.00 with Additional Conditions 'Based off valuation' — the same valuation-driven methodology documented on the Residential Building Permit entry; Nephi does not publish a separate commercial-only valuation table.Per the live Nephi City Fee Schedule Report, effective 6/16/2026 (nephi.utah.gov/DocumentCenter/View/4127/Fee-Schedule-Report-6-16-26-PDF), 'Building Permit' > 'Commercial Permit' rows: Plan Check… Show full citationHide
Per the live Nephi City Fee Schedule Report, effective 6/16/2026 (nephi.utah.gov/DocumentCenter/View/4127/Fee-Schedule-Report-6-16-26-PDF), 'Building Permit' > 'Commercial Permit' rows: Plan Check Fee $600.00 Per Plan (Minimum); Plan Check Fee $150.00 Per hour over 4 hours — figure unchanged from the prior 6/3/2025 edition (DocumentCenter ID 3686, now dead/404, superseded first by a since-also-dead 2/5/2026 edition at ID 3933, then by this 6/16/2026 edition). This is a higher rate than the $400 minimum / $100 per-hour rate documented for the Residential Permit Plan Check Fee on the Residential Building Permit entry, both drawn from the same fee-schedule document family.Nephi City Water and Power Impact Fee Facilities Plan and Impact Fee Analysis (nephi.utah.gov/DocumentCenter/View/2977/Nephi-Water-and-Power-IFFP-and-IFA-PDF) confirms commercial impact fees exist… Show full citationHide
Nephi City Water and Power Impact Fee Facilities Plan and Impact Fee Analysis (nephi.utah.gov/DocumentCenter/View/2977/Nephi-Water-and-Power-IFFP-and-IFA-PDF) confirms commercial impact fees exist and are meter-size-scaled, unlike the flat per-unit residential figures documented on the Residential Building Permit entry. No single commercial dollar figure is published without knowing the specific meter size for a project. Omitted rather than estimated.Review timeline

Tips
- Nephi's Commercial Permit Plan Check Fee ($600 minimum per plan, $150/hour over 4 hours) is meaningfully higher than the Residential Permit Plan Check Fee ($400 minimum, $100/hour over 4 hours) — budget accordingly for a commercial project's plan review costs beyond the base valuation-based Building Permit Fee.
- Commercial water and electric impact fees scale by meter size (2-inch through 6-inch commercial water connections) rather than the flat per-unit figures used for residential permits — contact the Power Department (435-623-0276) or Water-Sewer Department (435-623-2349) for a project-specific impact fee estimate.
- As with residential permits, the $1,000 Building Permit Application Deposit is non-refundable but is credited toward the final Building Permit Fee when the permit is issued.
- No distinct fire sprinkler or fire alarm permit/fee is published for Nephi: the city's Consolidated Fee Schedule contains zero 'sprinkler,' 'fire alarm,' or 'fire suppression' line items, and no dedicated Nephi Fire Department fee schedule page exists on nephi.utah.gov. The Utah State Fire Marshal's Office (which serves as plan-review authority for parts of rural Utah, including Juab County per its Authorities Having Jurisdiction list) publishes fire sprinkler and fire alarm plan submittal forms but no public dollar fee schedule for them either. Fire suppression/alarm work is understood to route through the standard Commercial Building Permit fee and applicable fire inspection process rather than a separately-priced local permit; confirm current requirements directly with Nephi City (435-623-0822) or the State Fire Marshal's Office (801-256-2390) before budgeting.
