Codes adopted
The State Building Code is in effect in every county and city in Washington, and its minimum performance standards may not be diminished locally. A local amendment that affects single-family or multifamily residential buildings is not effective unless the State Building Code Council approves it; amendments to non-residential provisions carry no such approval requirement.

Tips & gotchas
- MAPLE VALLEY NAMES ITS EDITIONS AND NEVER SAYS THEY MOVE. Measured: zero rolling phrases across the whole of Chapter 15.05 (31,082 characters) and Chapter 15.01 (12,306), with a control term firing 11 and 85 times, so the search was live. Every adoption still points at a State Building Code Council WAC chapter, which does move. Both readings give 2021 today, but the text does not settle which one governs — ask the Building Official, and note MVMC 15.01.020 keeps filed copies with the City Clerk.
- THE FEE CHAPTER IS A CHAPTER TITLED “FEE SCHEDULE” CONTAINING NO SCHEDULE — one sentence pointing at the “currently adopted Development Fee Schedule”. No dollar amount appears anywhere in Title 15. Ask for that document by name.
- PROPANE IS ON A DIFFERENT VINTAGE FROM EVERYTHING ELSE. MVMC 15.05.110 names NFPA 58 at its 2020 Edition while the IBC, IRC, UPC and IMC are all 2021. Four cities in this set say 2020 and University Place says 2021, so do not carry a year across a city line.
- THERE IS NO ELECTRICAL CODE IN TITLE 15 AT ALL — five chapters, none of them electrical, and none of Chapter 15.05's eleven live adoption sections covers electrical work. Ask the city who issues electrical permits before assuming they do; this entry does not answer it.
- THE CHAPTER CALLED “SIGNS” IS EMPTY, BUT SIGNS ARE NOT UNREGULATED. MVMC Chapter 15.10 was opened and carries no sections, no “Reserved” note and no “Repealed” note — yet IBC Appendix H (Signs) IS adopted at 15.05.040, and sign rules commonly live in a zoning title that was not read here.
- GRADING COMES THROUGH THE BUILDING CODE, NOT A SEPARATE CHAPTER. IBC Appendix J (Grading) is adopted at MVMC 15.05.040 and Title 15 has no clearing and grading chapter.
- NO PERMIT-EXPIRY OR REVIEW PERIOD IS PUBLISHED IN THE MUNICIPAL CODE. The adopted IBC and IRC carry their own administrative provisions, which were not read for this entry — so treat this as unread rather than as an absence.
