Building Permit in Gunnison, Colorado
Required for construction, enlargement, alteration, repair, moving, demolition, or change of occupancy of a building or structure within City of Gunnison limits, per the 2021 IBC/IRC as adopted and locally amended in Municipal Code Chapter 14.10. Issued and reviewed directly by the City's own Building Office (Community Development Department) — Gunnison County has no jurisdiction within City limits and there is no joint city-county building authority. This is the City's single UNIFIED permit for both residential (IRC) and commercial/multi-family (IBC) construction, including tenant improvements: neither the City's Building & Sign Permits page, the Community Development Applications & Forms page, nor the Jan. 1, 2026 Fee Table publishes a separate commercial building permit application, commercial permit type, or tenant-improvement permit. - Parcel must have adequate public facilities — sewage disposal, water, electricity, drainage/water quality, fire protection, roads, transportation, pedestrian circulation, and refuse — per the Land Development Code and Building/Fire Codes
- Occupancy will not be granted until City water, sewer, and electrical utilities are in place and functional

Tips
- Gunnison County has NO jurisdiction inside City of Gunnison limits — the County's own Building Office page states this explicitly. Do not contact Gunnison County Community Development for a City of Gunnison building permit; use the City's own Building Office (201 W. Virginia Ave., 970.641.8151).
- Electrical and plumbing permits/inspections within City limits are handled by the State of Colorado (Division of Professions and Occupations), not the City Building Office — the City's own pages list a Local State Electrical Inspector and Local State Plumbing Inspector rather than City-side electrical/plumbing permit staff.
- The City's Finance Department fee-schedule index page states current City fees were set by 'Resolution No. 3, Series 2026' effective June 1, 2026, but the linked Community Development, Building and Planning Fee Table PDF itself is stamped 'Fees effective January 1, 2026 per Resolution No. 25, Series 2025.' The figures in this entry come from that linked PDF -- the Jan. 1, 2026 / Resolution No. 25, Series 2025 version.
