- If the structure is located within 5 feet of a required setback, the contractor must provide a Colorado Licensed Professional Land Surveyor letter certifying the poured foundation matches the site plan location, submitted to the City Inspector after the foundation is poured and PRIOR to framing — a Stop Work Order is issued if this condition is not met
- HOA/covenant approval must be submitted with the application if the property is subject to covenants — this is the landowner's responsibility
- A separate PPRBD Building Permit (structural, plumbing, electrical, gas, and heating) is required for the same project; the ZDP does not substitute for it
- Property owner's signature required on the application prior to submittal, or the permit will not be processed

Foundation Setback Survey Certification (conditional)

- The $184.00 ZDP fee is only the City's zoning-review fee — it does NOT include the PPRBD structural Building Permit fee (valuation-based, see the separate PPRBD Building Permit entry in this record), the Regional Park/Storm Water/Transportation Capital fees, Use Tax, or Water/Sewer Tap fees, all of which are billed separately for a new single-family residence.
- Storm Water Capital and Transportation Capital fees are reassessed every March 1 based on the Denver/Boulder/Greeley CPI-U — confirm the current-year rate with the Planning and Building Department (719-687-5202) rather than assuming the figures in this record remain fixed year over year.
