When you need this permit
- Building Permit required for new commercial construction and additions to commercial/non-residential structures, per the City's FAQ Building Permit definition and the Commercial Applications page's 'Commercial Building' category (new construction, additions, tenant improvements)
- Commercial plans and PDFs must bear the stamp, signature, and date of an appropriate State of Idaho licensed architect and/or engineer (Idaho Registered Design Professional), per the Commercial Applications page and IBC Section 107 submittal-documents requirement
- One paper set and one electronic (PDF) set of building plans (minimum 18"x24" sheets), a specification book, structural calculations, and a COMCHECK energy-compliance report are marked **REQUIRED** on the City's Commercial Permit Application Sheet Index; incomplete submittals will not be accepted for plan review
- A Code Analysis Sheet is required, documenting construction type, occupancy classification(s), occupancy/area separations with fire-resistive time periods, area/height/story increases, mixed-occupancy ratio analysis, exit analysis, and the specific code edition(s) the design conforms to (e.g. 2018 IBC, 2017 ISPC)
- A $350 Project Review meeting with City staff is available (and its documentation is referenced by the Commercial Permit Application Sheet Index as the source of project-specific Registered Design Professional requirements); a preconstruction meeting may additionally be required based on the information submitted at that review
- Idaho State Contractor's Registration number and expiration date required on the Commercial Permit Application
- New or continuing non-residential connections to the City sanitary sewer require a signed 'Notice to New or Continuing Non-Residential Service Applicants' form (industrial wastewater pretreatment program, Ordinance #1773) and a completed Water Service Form documenting new water/irrigation/fire-line services
- Permit becomes null and void if the authorized work is not commenced within 180 days of issuance, or is suspended for 180 days after starting
