When you need this permit
- Building permit required for new construction, additions, alterations, remodels, finished basements, new garages/shops, porches, decks, patio covers, fire-damage repair, and manufactured home setting
- Plans must comply with the locally-adopted 2018 IRC and 2018 IECC and City Design Criteria (Seismic Category C; wind 115 mph IRC ultimate design speed; 1,500 psf soil bearing; 24-inch minimum frost depth; 40 psf roof snow load; 60 psf ground snow load)
- One set of drawings/specifications submitted in PDF format; a plan review fee (cash or check preferred; non-refundable convenience fee applies to credit card payments) is due at submittal
- Proof of current Idaho Contractor Registration (Idaho Code 54-5209) is required to accept the application, unless an owner-builder exemption declaration is completed Owner-builderContractor
- Site plan, foundation plan, floor plan (with smoke/CO detector locations), roof and floor framing plans/truss layout, cross sections, exterior elevations, and 2018 IECC energy calculations required for conditioned space
- One street tree per street frontage required (two for corner lots); $300 fee per frontage collected at permit issuance, refundable under specified conditions
- Most single-family/duplex/garage projects can be plan-checked within 7-14 business days; re-roofs, water heaters, and window replacements can often be issued over the counter
