When you need this permit
- Site plan including dimensions of the lot, proposed building location, building dimensions, and detailed construction drawing stamped by the design professional
- Distance of the centerline of adjoining streets from the fronting boundary line of the lot
- Location of sewer and water utilities to be utilized (for new construction or new service taps)
- Elevation of curbs/gutters relative to the top of the proposed foundation; curb & gutter required to be installed if none exist
- Drainage plans with calculations and landscape plans
- Two hard copies and one digital copy of a complete construction plan set: cover sheet, building code analysis (construction type, occupant load, required exits, fire suppression), elevations, floor plans, framing details, and a building section (footing through roof)
- Two (2) copies of structural calculations, signed and stamped by an engineer
- Two (2) copies of floor and roof truss engineering
- Proof of ownership
- Floodplain Development Permit if in the flood plain
- Conditional Use Permit if applicable

Tips
- Idaho Code 39-4117 gives the City 20 business days to determine completeness of a commercial building permit application, versus 10 business days for residential — this is a completeness-review clock, not a full plan-approval SLA.
- Commercial permits become null and void if not picked up within 180 days of approval, or if construction is not completed within 180 days of issuance (residential completion window is shorter, at 120 days).
- Plans must be stamped by the design professional (architect/engineer) for commercial submittals — this is not required on the residential application unless the design falls outside prescriptive code.
