Issued directly by the Town of Bernalillo (no CID routing) for manufactured or mobile home placement, and for sheds, carports, or other structures 120 square feet or less. A separate, higher fee applies for commercial placements.

When you need this permit
- Manufactured home placement (HUD-certified, any age) or mobile home placement (not HUD-certified, cannot be more than 30 years old) within Town limits
- Or placement of a shed, carport, or other structure 120 square feet or less not otherwise requiring a CID building permit
- Site plan showing north arrow, adjacent streets, proposed structure location and dimensions, and front/side/rear setback distances
- Copy of rental agreement or written landowner authorization
- Copy of title (mobile homes) or proof of HUD compliance (manufactured homes)
- State of NM water/septic permits, or a copy of the Town of Bernalillo Application for Water and Sewer Services
- Town of Bernalillo Floodplain Development Permit if the property is located in a floodzone
- For manufactured homes: Manufactured Housing Division (MHD) Installer License and Installation Permit (MHIP) number, due within 7 days of placement but prior to installation
- Permit is valid for 30 days from issuance; a mobile/manufactured home skirting inspection is scheduled 30 days from the date of occupancy

Zoning approval confirms placement meets required setbacks before the permit is finalized; the applicant is responsible for relocating the structure if setbacks are not met.

Tips
- Mobile homes (not HUD-certified) cannot be placed within the Town if they are more than 30 years old — manufactured (HUD-certified) homes have no such age limit.
- The Placement Permit itself is valid for only 30 days from issuance.
- Proof of utilities (Town water/sewer or private well/septic) is required before a Certificate of Compliance is issued.
- A Floodplain Development Permit may also be required and must be complete before the Placement Permit will be issued if the property is in a floodzone.
