Residential Building Permit (CID) in Bernalillo, New Mexico

Required for new single-family residential construction, additions, and alterations exceeding 120 square feet within Town limits. The Town of Bernalillo does not issue this permit itself — Town Planning and Zoning staff perform a zoning/floodplain pre-review and sign off on the application, which is then submitted electronically to the New Mexico Construction Industries Division (CID), which issues the permit and performs all inspections.

Tips

  • Because CID — not the Town — issues the permit, budget for two sequential review stages: the Town's own zoning/floodplain sign-off (generally 2-3 days) followed by CID's processing window (3-4 working days for residential) once the signed application reaches CID.
  • A homeowner permit may only be used for an owner-occupied primary residence and requires a notarized Homeowner's Responsibilities Form; it cannot be used if a licensed general contractor is supervising the project. Owner-builderContractor
  • Structures 120 square feet or less do not need this permit at all — use the Town's Placement Permit instead.
