   Visual inspection of installed fire sprinkler system components prior to cover, per the City of Chandler's published Building Inspection Codes (Fire Protection group, code 760).

   Fire Sprinkler OPT (200 psi hydrostatic test)

   Operational pressure test of the fire sprinkler system (Fire Protection group, code 761).

   Fire Sprinkler Alarm Test

   Test confirming the sprinkler system correctly activates the fire alarm (Fire Protection group, code 762).

   Fire Alarm System Visual

   Visual inspection of installed fire alarm system devices and wiring (Fire Protection group, code 763).

   Fire Alarm System Test

   Functional test of the fire alarm system (Fire Protection group, code 764).

   Final inspection confirming the fire sprinkler/alarm system is completed per approved plans and the 2024 IFC with Chandler amendments (Fire Protection group, code 770).

Applies to: Residential Pool / Spa Permit

1. 1

   Pre-gunite inspection

   First inspection; no one needs to be home. Plans and permit must be available on site. For custom in-ground pools: reinforcing steel, forms, and structural elements before gunite/shotcrete is applied.

   Pre-plaster inspection (barrier inspection)

   Second inspection; homeowner must be present if the house forms part of the interior barrier or there is no interior pool fence. If an interior fence encompasses the entire pool, homeowner presence is not required. All electrical service panels must be left unlocked for the inspector. Inspections requiring entry into the home will not be conducted unless a responsible adult is present.

   Final inspection

   All pool/spa work completed per approved plans, 2024 ISPSC with Chandler amendments. Pool barrier compliance verified.

Applies to: Certificate of Occupancy / Change of Occupancy

1. 1

   Certificate of Occupancy

   Final verification that all applicable trade inspections are approved and the building/space meets code for the occupancy classification requested, per the City's published Building Inspection Codes (Miscellaneous group, code 782).

   Certificate of Completion

   Issued instead of a full C of O when the completed work does not change the scope of an existing C of O or does not result in a building ready for occupancy (City Code §29-2.15, Subsection 111.5; Miscellaneous group, code 783). Does not itself authorize occupancy.

Applies to: EV Charger / EVSE Permit

   Rough-In

   New circuit wiring, box placement, and panel/sub-panel connections before walls are closed, if applicable

   Final

   Charger unit installed, dedicated circuit capacity and wire sizing verified per the 2023 NEC with Chandler amendments

Applies to: Residential Solar Photovoltaic (PV) System Permit

1. 1

   Rough electrical (if applicable)

   If roof penetrations, conduit runs, or sub-panel work is included, rough electrical inspection prior to cover.

2. 2

   Final inspection

   Solar PV system completed per approved plans, 2023 NEC, and 2024 IBC/IRC with Chandler amendments.

Applies to: Roofing Permit

1. 1

   Lath inspection (if stucco re-cladding)

   All substrate wire mesh and trim installed, ready to receive stucco, but not covered. One-coat stucco systems always require permit and inspection; verify ICC-ES report for one-coat system.

   Final inspection

   Roofing work completed to the requirements of the approved plans and city codes.

Applies to: Sign Permit (Commercial / Business Signage)

   520-Electrical / 530-Footing

   Required for illuminated wall signs and new freestanding monument signs; must be approved prior to scheduling the 510-Final inspection. Schedule by calling (480) 782-3100.

   510-Final

   All signs must be inspected after installation is complete. Non-illuminated wall signs and monument sign panels only need this final inspection (no electrical/footing inspection required).

Final inspection only: Demolition Permit, Fence / Wall / Retaining Wall Permit
