Applies to: Residential Building Permit (New Home / Addition / Remodel)

All forms, reinforcing steel and UFER ground in place; schedule before concrete is poured. An additional inspection is required for stems poured separately.

Reinforcing steel, UFER, forms and accessories in place, but not covered.

Plumbing (groundwork)
Under-floor building drain installed, shaded and under pressure test, but not covered.

Water piping and water service (groundwork)
Under-floor water piping installed but not covered; water service yard piping installed and under pressure but not covered.

Building sewers
Sewer piping connecting the building to the private or public sewer is installed, shaded and properly supported, but not covered.

All shear panels and mechanical fasteners installed, but not covered.

Pre-gunite inspection
First inspection; no one needs to be home. Plans and permit must be available on site. For custom in-ground pools: reinforcing steel, forms, and structural elements before gunite/shotcrete is applied.

Pre-plaster inspection (barrier inspection)
Second inspection; homeowner must be present if the house forms part of the interior barrier or there is no interior pool fence. If an interior fence encompasses the entire pool, homeowner presence is not required. All electrical service panels must be left unlocked for the inspector. Inspections requiring entry into the home will not be conducted unless a responsible adult is present.

Final inspection
All pool/spa work completed per approved plans, 2024 ISPSC with Chandler amendments. Pool barrier compliance verified.

Certificate of Occupancy
Final verification that all applicable trade inspections are approved and the building/space meets code for the occupancy classification requested, per the City's published Building Inspection Codes (Miscellaneous group, code 782).

Issued instead of a full C of O when the completed work does not change the scope of an existing C of O or does not result in a building ready for occupancy (City Code §29-2.15, Subsection 111.5; Miscellaneous group, code 783). Does not itself authorize occupancy.
