When you need this permit
- Two (2) sets of plans compliant with the 2018 IRC required; plans smaller than 18"x24" will not be accepted
- Plans must show north arrow, existing streets/nearest cross streets, site address, Assessor's Parcel Number, all lot dimensions/property lines, sanitary facilities/dumpster/construction fence locations, all existing structures labeled as demolished or remaining, and locations of gas/water meters, sewer lines, and underground/overhead electrical lines
- Disturbed areas of 1 acre (43,560 sq ft) or larger must comply with ADEQ storm-water-pollution-permit and dust-control requirements; copies of any required ADEQ permits must be submitted
- A completed Asbestos NESHAP notification form must be provided to the Building Safety Department AND to ADEQ at least 10 days prior to project start
- Applicant must show compliance with EPA lead-based-paint demolition/renovation regulations
- Property owners may act as their own contractor only if the property is not and has never been used as commercial property
- Property lines or survey markers must be clearly visible prior to demolition
- Adjacent property owners must be notified 10 days prior to the work being done
- Construction fencing at least 42 inches high is required to protect the site and public during demolition (waived if other approved fencing of at least 42" is already in place)
- A temporary site address sign visible from the street must be posted
- Applicant must contact all utilities (Blue Stake) for utility location and shut-off where required
- Permit becomes void if demolition is not commenced within 180 days, or if work is suspended/abandoned for 180 days after commencement
