When you need this permit
- Interior remodels requiring a permit include basement finishes, attic conversions, kitchen/bathroom remodels, structural changes (adding/removing doors, windows, walls, or changing rough opening sizes), new/rerouted ductwork or mechanical ventilation, insulation changes to the exterior thermal envelope, gas/solid-fuel appliance changes, and drywall teardown/replacement over a 4x8 ft sheet
- Exterior remodels requiring a permit include roofing replacement or new roof, siding replacement, and deck structural element replacement or new deck
- No permit required for like-for-like replacement of cabinets, countertops, tiling, flooring, windows, or doors (provided rough openings don't change), or drywall patching under a 4x8 ft sheet — all replacements must still meet International Energy Code requirements
- Additions of 1,000 sq ft or more that bring total gross floor area to 4,800 sq ft or more require the ENTIRE structure to be protected with an automatic fire sprinkler system (Town Code Sec. 6-59)
- Level 3 alterations to existing structures with gross floor area 4,800 sq ft or more require automatic fire sprinkler protection
- Retaining walls over 4 feet require engineering and must be textured, colored, or faced per the Town's Design and Permit Review Punch List
- Design Review Compliance and Cleanup Deposit required for permits with valuation $1,000 or more
- 3% Use Tax on construction/building materials, calculated on 50% of estimated total valuation
