When you need this permit
- Design Review and Permit Review are conducted CONCURRENTLY (not sequentially gated); Design Review approval, once granted, is valid for 1 year
- Must meet Table R301.2 design criteria: 155 psf ground snow load (2016 SEAC Colorado Design Snow Loads), 105 mph wind design speed, Seismic Design Category B, 36-inch minimum frost line depth, mandatory roof ice barrier underlayment, -16 F winter design temperature, 9,400 ft Manual J elevation
- Automatic residential fire sprinkler system required in all two-family dwellings/townhomes (no size threshold) and in one-family dwellings with gross floor area 4,800 sq ft or more (Town Code Sec. 6-59)
- Crested Butte Fire Protection District (CBFPD) approval letter required confirming access, gas meter location, and water supply comply with Town Code Chapter 8
- Construction Management Plan (CMP) required, addressing on-site parking, material staging, trash/toilets, and seasonal right-of-way parking restrictions (no parking in Town rights-of-way November 15-April 15)
- Soils report required; engineer must address foundation design, driveway design, and retaining walls per the soils report recommendations
- Site survey/plat prepared by a Colorado-licensed land surveyor required with the permit application (Town Code Sec. 6-49/R105.3)
- Landscaping point schedule required, tied to Gross Residential Floor Area (GRFA) — minimum 2,000 base points in single-family residential plus 1 additional point per sq ft above 2,500 sq ft GRFA, with minimum tree/evergreen composition thresholds
- Mt. CB Water & Sanitation District tap fee receipt required prior to permit issuance
- Contractor must hold a current Mt. CB Business License (BOLF)
- Design Review Compliance and Cleanup Deposit required for any permit with valuation $1,000 or more, tiered by total valuation (up to 2% of valuation for higher tiers), up to 50% refundable on substantial design-review completion
- 3% Use Tax on construction/building materials, calculated on 50% of estimated total valuation, reconciled within 90 days of CO issuance or final inspection
- Radon mitigation plan must be shown on drawings (per the Town's Radon Requirements IRC 2015 policy)
- Electrical and plumbing work under this permit is NOT reviewed or inspected by the Town — those permits/inspections are obtained separately and directly from the State of Colorado (Colorado Electrical Board and Colorado State Plumbing Board)

Tips
- Mt. Crested Butte's design snow load (155 psf) is meaningfully heavier than neighboring Crested Butte's (100 psf) due to higher elevation (9,400 ft vs 8,921 ft) — don't reuse Crested Butte's structural assumptions for a Mt. Crested Butte project.
- Unlike Crested Butte, Mt. Crested Butte does NOT issue or inspect electrical or plumbing permits at all — budget separate lead time to work directly with the State of Colorado's Electrical and Plumbing Boards for those trades.
- The automatic fire sprinkler trigger here is stricter than Crested Butte's: single-family homes are NOT categorically exempt — homes at or above 4,800 sq ft gross floor area require sprinklers, as do all two-family/townhome units regardless of size.
- Building/residential inspection requests need only 2 working days' notice here (vs. 5 in Crested Butte), but Fire Code inspections still need 5 working days — don't assume a uniform notice period across trades.
- Budget for the Design Review Compliance and Cleanup Deposit (up to 2% of valuation) and the 65% Plan Check Fee on top of the base valuation-tiered Building Permit Fee — together these can substantially exceed the headline permit fee.
