    Structural framing including enlarged crawlspace access for under-floor fire protection (effective July 1, 2026)

  4. 4

    Rough Radon / Final Radon

    Effective July 1, 2026, required for all new residential buildings under adopted IRC Appendix BE, concluding with a radon mitigation certificate

  5. 5

    Final Building Inspection

    All work complete per approved plans and applicable affidavits/certifications (exhaust test, vapor barrier, roofing) on file

Applies to: Accessory Dwelling Unit (ADU) Permit

    Footing/Foundation/UFER

    Building Inspectors collect the completed Foundation Setback and Elevation Certification on-site at this inspection

    Framing

    Verifies fire separation detail (Dwelling-Garage or Two-Family Dwelling separation) and structural framing per sealed engineer drawings

    Final Grade Certification

    Building Inspectors collect the completed Residential Certification of Lot Grading and Structure Elevation on-site at this inspection

    Before concrete pour — verify pipe slope, materials, and cleanouts; a Vapor Barrier Affidavit is required for installations under any interior/heated concrete slab (effective January 1, 2026)

    All fixtures connected; water heater/furnace/boiler exhaust vents air-tested at 5 psi for a minimum of 15 minutes with installer certification submitted

Meter pit/vault abandonment, fire-line blank-flanging, and sewer tap abandonment each have detailed City specifications (referencing COL water/wastewater development standards 7.3.18 and 8.3.13)
