Tips

  • Cortez has NOT adopted IRC Section R313 (residential fire sprinkler systems) — new single-family homes are not required to include fire sprinklers under the local code, unlike jurisdictions that adopt the IRC without this exception.
  • Cortez's design snow load (30 psf, non-reducible) and 32-inch frost depth are meaningfully lower than nearby Front Range/mountain jurisdictions like Golden or Durango — do not reuse a generic high-snow-load Colorado design assumption for a Cortez project.
  • Electrical work is NOT part of the City's building permit — schedule state DORA electrical inspections (800-886-7675) independently of the City's own inspection sequence.
