Residential Building Permit (New Construction / Addition / Remodel) in Unincorporated Canyon County, Idaho

- Deed or Sales Agreement required if property has been owned for 60 days or less
- One (1) set of building plans meeting Canyon County plan requirements (see plan requirement checklist): floor plan at 1/4"=1'-0" or larger, foundation/floor framing plan, all-sides elevations, framing sections, braced wall plan, and additional details as required
- Southwest District Health (SWDH) preliminary approval for individual septic and drain field (or city hookup approval); community septic exemption applies for subdivision community septic
- Individual approach approval from the servicing Highway District for each new residence
- Fire District turn-around approval if residence is 150 feet or more from public road to rear of dwelling
- Road User's Maintenance Agreement copy if located off a private road or shared access easement
- Floodplain Development Permit if parcel is in a mapped floodplain
- Stamped engineering required for: pole/post frame structures, metal buildings, aluminum/metal patio cover systems, walls greater than 12 feet in height, retaining walls taller than 4 feet (from bottom of footing), and any building material or system not described in adopted codes

- Inspections must be called in by 4:00 PM for next business day scheduling. Call the Inspection Line at 208-454-7460 (open 7 AM – 4 PM). Request AM or PM when calling; Canyon County accommodates where the daily route allows but does not guarantee time of day.
- Canyon County may take up to 2 business days to complete an inspection in high-demand periods. Time-sensitive inspections (e.g., concrete pours) receive priority. Inform your inspector on the day of the pour of the intended pour time.
- Colored stamped plans and all engineering must be on site and legible at every inspection. Inspectors will not proceed without them.
- Work not ready for inspection when the inspector arrives may incur a $75 re-inspection fee.
- HVAC (mechanical) permits and inspections are handled by the State of Idaho DBS/DOPL since September 1, 2023 — NOT Canyon County. Exception: built-in pellet stoves and built-in woodstoves still require a Canyon County mechanical permit.
- Electrical and plumbing permits/inspections are also through DOPL, not Canyon County. Contact https://dopl.idaho.gov.
- All pole/post frame buildings and metal buildings require stamped engineering from an Idaho-licensed design professional. This has been required since June 1, 2023.
- Accessory structures are NOT allowed on a parcel without an existing residence on the parcel.
- SWDH preliminary approval for septic/drain field is required before Canyon County will issue a building permit for any new residence or commercial structure.
