  • Electrical, plumbing, and HVAC/mechanical permits are NOT issued by Cassia County — they are issued by the Idaho Division of Building Safety (DOPL) at dopl.idaho.gov, phone 1-800-955-3044 (permits/inspections) or 1-208-332-4700. Rough framing inspection is scheduled only after State Electrical Rough, Plumbing Rough, and HVAC Rough inspections are complete (IRC R109.4).
  • Minimum lot size for any residence in unincorporated Cassia County is one (1) acre, and a tract of land (since 4/29/1978) cannot be divided into five or more lots without subdivision approval.

  • Building without a permit triggers a penalty equal to 100% of the permit fee, in addition to the standard permit fee.
  • The permit becomes null and void if work is not started within 180 days of issuance, or is suspended/abandoned for 180 days after starting.
