Residential Building Permit (New Construction, incl. SFD / ADU / Tiny House) in Tusayan, Arizona
Required for new single-family dwelling, accessory dwelling unit (ADU), lot-specific model home, or Appendix-Q tiny house construction within Tusayan town limits. Reviewed against the 2018 IRC and Coconino County Building Code Amendments and Standards (June 18, 2019) as adopted by the Town via Ordinance 2021-03. Applicants must first obtain the Town's Pre-Application Checklist endorsement; plan review and inspections are then performed by Coconino County Community Development (Building and Safety Division) via its Online Permit Applications portal, after which the Town of Tusayan issues the final signed building permit.

When you need this permit
- Town of Tusayan Pre-Application Checklist must be submitted and endorsed by the Town before applying for civil or building permit review; a pre-application meeting with the Town Manager is strongly recommended

- A geotechnical report (soils analysis) is recommended prior to submittal for new structures and may be required during the inspection process if not submitted upfront
- If a complete set of plans meeting the County's minimum plan requirements is not received within ten working days of the submittal date, the permit application is canceled and must be re-submitted
- Coordination with concurrent agencies is required as applicable: Coconino County Flood Control District, Tusayan Sanitary District (wastewater), Tusayan Fire District, Arizona State Fire Marshal, and Grand Canyon Unified School District
- No construction may begin until the Town of Tusayan has issued its final signed building permit, even after County plan review/approval is complete

However, the department own current homepage notice states that, due to staffing and permitting volume, Building and Engineering permits are currently on a 6-to-8-week (42-56 day) review timeline. This reviewTimelineDays range (36-56) reflects the formal 36-day policy target as the min and the department own published real-world ceiling (56 days = 8 weeks) as the max — both are governing, cited figures, not estimates. This 36-56 day range is the County process Tusayan contracts its plan review to; the Town own separate Pre-Application Checklist gatekeeping step at the front end is NOT included in this range — budget time for both steps.
- If a building application remains administratively incomplete for 10 days, Coconino County denies it as incomplete and all deposits become non-refundable — get a complete submittal in on the first attempt.
- Issued permits are valid for 180 days (resetting with each completed inspection); permits not picked up/paid for within 180 days of notification are deemed 'ABANDONED' per IRC § R105.3.2 as adopted.
