Residential Building Permit (New Construction, Addition, Remodel, Accessory Structure) in Unincorporated Gila County, Arizona

Required for new single-family dwellings, additions, remodels, and larger accessory structures in the unincorporated areas of Gila County. The Gila County Community Development Division's Building Safety Department administers construction permitting outside the incorporated cities/towns of Globe, Payson, Winkelman, Miami, Hayden, and Star Valley. Applications must be submitted in person at either the Globe or Payson Building Safety office — the county does not accept applications by fax, mail, or (as of research date) a public online portal.

When you need this permit

  • Required for new single-family dwellings, additions (bedrooms, bathrooms, family rooms, porches, decks, etc.), renovations (garage conversions, basement finishing, kitchen expansions, etc.), retaining walls, and accessory structures/cargo containers over 200 sq ft in unincorporated Gila County
  • Application must be made IN PERSON at the Globe office (745 N. Rose Mofford Way) or Payson office (608 E. Hwy 260) — applications and plans cannot be accepted by fax or mail
  • Submit owner's name, address, phone number; Gila County Tax Parcel Number; contractor information or a signed Owner-Builder Statement Owner-builder
  • Two sets of plans drawn to scale on minimum 18"x24" (maximum 24"x36") paper, plus two copies of an 8.5"x11" site plan
  • Approved potable water supply for new home construction; Wastewater Department/Sanitary District/community-system approval for projects including plumbing; Floodplain Clearance; Grading and/or Right-of-Way Permit if applicable
  • Fire District approval required if located in Pine/Strawberry (928-476-4272), Hellsgate (928-474-3835), or Tri-City (928-425-0815) fire districts
  • Truss layout and calculations, job-specific I-joist layout, or engineered specifications with an original wet seal, where applicable
  • Plan review fee (65% of the calculated building permit fee) is collected at time of submittal

  • The department's stated goal is to complete the first plan review within 15 working days, with up to 5 additional working days of administrative review possible depending on plan complexity.
  • A permit is valid for 180 days from issuance and remains valid indefinitely as long as inspections continue; it expires if work stops for more than 6 months. Free extensions are available for documented hardships — contact the department before the permit lapses.
