Tips
- As of July 2026, the Town of Cave Creek does not appear to publish permit-specific plan review turnaround times for new residential construction on its public website. The Town publishes detailed permit requirements, a Residential Plan Review Check List, and process information, but not category-specific review timelines (unlike some neighboring Arizona cities that publish a dedicated Plan Review Timeframes Guideline). There is no verifiable online source for this — call the Town of Cave Creek Building and Fire Safety Department directly at 480-488-6622 or 480-488-1400.
- The Town's own Residential Plan Review Check List (rev. 6/15/2026) is unusually detailed and section-by-section, citing exact IRC sections for foundation, floor plan, elevations, structural, plumbing, mechanical, electrical, and 2018 IECC energy compliance — reviewing this document before submittal materially reduces the risk of comment-sheet rejections (each round after the first two is billed at $123/hour).
- Cave Creek's residential energy code is NOT the 2024 IECC used for the rest of the code suite — Chapter 11 of the IRC (energy) is deleted and replaced with the 2018 IRC's Chapter 11, and the IECC's residential Chapters R1-R5 are separately deleted and replaced with the 2018 IECC equivalents. A full RESCheck Report per 2018 IECC is required if construction methods are not code-prescriptive.
- Truss calculations and layout are required as a matter of Town of Cave Creek administrative policy, not merely when triggered by span/loading — budget for this in every new residential submittal.
- Swimming pools and spas are NOT covered by the Residential Building Permit — they require a separate permit under the 2024 International Pool and Spa Code.
