When you need this permit
- Property owner or representative must first obtain a Conditional Use Permit (CUP) to locate a manufactured home on a lot; this includes a public hearing before the Guadalupe Town Council
- After CUP approval, a building permit must be obtained from the Town of Guadalupe; building permit fees are based on the value of the manufactured home and include a $750 sewer connection fee
- Manufactured homes may not be placed on any lot with frontage on Avenida del Yaqui or Guadalupe Road, and must be owner-occupied (Resolution 95-19) Owner-builder
- Must be ground-set on a permanent foundation per the Town's detail packet or an engineer-stamped foundation plan
- Installation instructions meeting HUD Title 24 Subpart A-3285.2 must be submitted with the building permit
- Electrical panels must be inspected by both the Town of Guadalupe and Salt River Project (SRP)
- Must meet all minimum yard setbacks within the zoning district, including patios and carports
- Must have an affixed decal certifying HUD-compliant inspection and construction
- A Certificate of Occupancy must be issued by the Town before the manufactured home may be occupied
- Modifications to manufactured homes are prohibited; repairs/modifications exceeding 50% of the unit's floor/wall/roof area are prohibited and grounds for removal
