- Peoria operates a 4-day work week (Monday–Thursday only, closed Fridays). All plan review timelines, business hours, and inspection scheduling are based on this Monday–Thursday schedule. (General)
- Building inspectors are available Monday–Thursday, 6:00 AM–2:30 PM. Inspection requests must be submitted before midnight of the day the inspection is to be performed. Same-day cancellations must be done by contacting the inspector before 7:15 AM or a re-inspection fee and delay applies. (General)

Inspection sequence
Applies to: Residential Building Permit (New Custom Home)

Foundation / Stem Wall
After foundation/footing excavation and forms placed, before concrete placement. Covers continuous footing size/depth, horizontal and vertical steel, concrete cover, UFER grounding, and stem wall details including anchor bolts, shear wall hold-downs, and masonry joints per the Residential Inspection Checklist (Handout 208).

Underground Plumbing and Pre-Slab
Before slab pour: underground sewer (material, slope, cleanouts), soils/water service lines (pressure tested at 50 psi minimum for 15 minutes), underground gas (sleeved and vented), and interior bearing footing reinforcing. Pre-slab items include aggregate base, slab thickness, and copper/plastic piping sleeves at IBFs.

Roof Deck / Exterior Strap and Shear
Roof deck nailing per plans (8d @ 6" OC edges, 12" OC field minimum); truss layout and design calcs on site; trusses match calcs for size, grade, and plate connectors; exterior shear wall transfer connections; attic venting installed per plans.

Rough Framing (Strap & Shear) and Rough Trades
After rough framing is complete: exterior studs, top plates, beams, shear panels, and hold-downs. Also covers rough plumbing, rough mechanical/HVAC, and rough electrical before insulation and drywall.

Final
After all construction is complete. Covers exterior completion (address numbers visible, all wall finishes/paint, roofing complete, vents installed, grade away from foundation), electric panel complete (UFER, bonds, breakers, labeling), all fixtures and equipment, smoke/CO detectors, fire sprinkler final (if required), water meter set, and engineering clearances. A final clearance tag is left on the electric service panel. Project is not considered complete until an approved final inspection is on record.

After rough framing, rough electrical, rough plumbing, and rough mechanical are complete, before insulation and drywall.

Drywall nail inspection prior to taping, per Peoria's inspection sequence for attached/detached structures.

After all work is complete per approved plans. Project is not considered complete until an approved final inspection is on record.

Underground Plumbing
Before backfill: sewer material, size, slope, cleanouts; soils/water service lines with pressure test (5-foot head for soils; 50 psi minimum for water for 15 minutes); gas lines sleeved and vented under slab. Proper bedding and shading required.

Rough Plumbing (water and air test)
Water or air test is required on plumbing lines before they are covered, per the Peoria inspection sequence for attached/detached structures (Handout 508).

Final Plumbing
All plumbing fixtures installed; T&P drain for water heater terminates 6 inches above finish grade to exterior; all hose bibbs installed with vacuum breakers; A/C condensate drains installed to exterior.

For projects with underground electrical: conduit installed per plan before concrete; UFER grounding electrode (#4, 20 ft minimum) properly installed before slab pour.

Final Electrical
Electric panelboard complete (UFER, gas and water bonds, proper breaker sizes, all circuits labeled, no unused knockouts); exterior GFCI receptacles and light fixtures installed; arc-fault circuit interrupters in all 15- and 20-amp branch circuits; GFCI within 6 feet of sinks/tubs; roof-mounted and ground-mounted equipment disconnects per NEC.

HVAC equipment complete; ground-mounted condensing units have disconnects within sight with proper fuse sizes and concrete pad; roof-mounted heat pumps have disconnects within sight; A/C condensate drains installed to exterior with 90-degree elbows per Residential Inspection Checklist (Handout 208).
