Tips
- Peoria operates a 4-day work week (Mon–Thu only); all plan review timelines and business hours are based on this schedule.
- All submittals are made online at https://devservices.peoriaaz.gov — walk-in and paper submittals are not the standard process.
- Plan review timelines for new custom homes are 18 business days for the 1st submittal, 12 for the 2nd, and 8 for 3rd/4th — per the published Building Plan Review Timelines sheet (Oct. 2021).
- The wind design standard for Peoria is 115 mph, Exposure C, Seismic Design Category B — this must be shown on the plans.
- Plan check fee is 65% of the building permit fee, collected at time of submittal; a plot plan review fee of $87 also applies.
- Under Arizona Senate Bill 1598, if Peoria does not complete review within published timelines, application fees must be refunded. Alternatively, applicants can elect the 'Flexible Application Process' at initial submittal.
