Commercial Building Permit (New Construction) in Centennial, Colorado

Tips

  • Budget for the South Metro Fire Rescue track from day one: most commercial projects need a separate SMFR application and permit (fire protection systems are a deferred submittal to SMFR), and only commercial one-stop, roof/re-roof, and window/door permits are exempt.
  • The Use Tax deposit (2.75% combined on 50% of valuation) is often the largest single line item at issuance on a big commercial job — larger than the permit fee itself above roughly $1M valuation.
  • There is NO separate large-office or multi-tenant-building permitting track for the Denver Tech Center corridor — the City's published classification list is exhaustive, and all new commercial construction (any size) runs through the single 'Commercial New' 15-business-day track; commercial ADDITIONS also use this 15-day row rather than the 10-day alterations row.
