Re-Roofing Permit in Parker, Colorado
Required for re-roofing on residential, commercial, and multi-family buildings in Parker, per the Town's own Re-Roofing Requirements handout (revised March 14, 2025). When you need this permit
- A permit is NOT required for minor repairs or replacing less than one square (100 sq ft) of roofing
- Partial replacements must include the entire roof plane and all its components
- Contractor licensing is required — contact the Building Division for details
- Asphalt shingles: 6 nails per shingle, meeting ASTM D7158 (Class D, G, or H) or D3161 (Class A, D, or F) at minimum 90 mph, 3-second gust, Exposure C
- Underlayment for asphalt shingles must meet ASTM D226, D1970, D4869, or D6757, or manufacturer specification
- No overlays permitted for asphalt shingles (all old layers must be removed); other materials must meet code or manufacturer specs for layer limits
- Drip edge required at all eaves and rakes: minimum 4" x 2" (or large enough to cover the gap between sheathing and fascia) on eaves; 2" x 1" or D-style edge metal on rakes
- Class A roof covering is NOT required Town-wide for standard single-family residential — call to confirm for Commercial, Multi-Family, Duplex, or Townhome structures
- Ice and water shield is NOT required per the Town's current handout
- Ladders must be secured at top and bottom; multiple ladders (up to 2-story) may be required for safe roof access

Required only for solar shingles, tile, slate, stone-coated steel, EPDM, flat roofs, and similar reroofs — no more than 25-50% of the roof may be complete prior to this inspection. NOT required for standard residential asphalt shingle reroofs.

- Only 35 residential roof inspections are allowed per day Town-wide, and all occur between 8 a.m. and 12 p.m. — schedule early, especially after hailstorms when demand spikes.
- Standard residential asphalt shingle reroofs only need a Final inspection — no mid-roof inspection required, unlike tile, slate, or flat/membrane roofs.
- No same-day inspection requests are accepted; requests go through the eTrakit account.
