When you need this permit

  • Tenant Finish: the FIRST TIME the space is being occupied — a Certificate of Occupancy will be issued
  • Remodel: the space has been previously finished by a prior tenant and the occupancy classification is not changing; Remodel permits may not require every item on the checklist — contact the Building Division to confirm scope
  • Change of Occupancy: the space's occupancy classification is changing — a Certificate of Occupancy will be issued
  • All documents must be submitted electronically (PDF only), maximum 50MB per file, filenames with no special characters, and a Description field filled in or plan review will not proceed
  • One complete plan set stamped by required engineers: Architectural (floor/roof/schedules/sections), Structural (with calculations if any revisions), Mechanical stamped by engineer, Plumbing stamped by engineer (see C.R.S. 12-4-101)
  • A project manual, if used, complete and stamped
  • An energy analysis (Com-Check) of both the electrical portion and the mechanical portion is required; if additional HVAC units are being installed, a Mechanical Com-Check is specifically required
  • Heating and cooling load design temperatures: Winter -3°F / Summer 90°F outdoor dry bulb, Winter 70°F / Summer 75°F indoor dry bulb
  • A plan review deposit fee of 50% of the plan review fee is required
