When you need this permit
- Maximum size: 800 sq ft or 50% of the primary dwelling's floor area, whichever is smaller
- Only one ADU permitted per lot; not permitted in multi-family or mobile home park settings
- Allowed forms: detached, attached, interior (upper or lower unit), above-garage, or garage conversion; mobile homes, travel trailers, and RVs are prohibited as an ADU
- Property owner must reside on-site; the ADU cannot be subdivided or sold separately from the primary home
- Maximum two parking spaces per ADU, in a garage or driveway (limited on-street exception)
- Separate trash service subscription required for the ADU
- Water/sewer: monthly service fee applies; septic/well documentation required if Town water/sewer service is unavailable
- Upon sale of the property, the new owner must complete a transfer of the ADU's deed restriction and records (typically handled by the realtor)
