- Tenant improvements/finishes are NOT a separately published permit type in Gypsum — the Town's single Building Permit Application covers TI work via the 'Commercial' use classification combined with the 'Alteration' class of work. No TI-specific form, checklist, fee line, or timeline is published anywhere on the Town's site (Building Permit Application, Forms/Permits/Applications page, and Build in Gypsum page all checked directly 2026-08-02; the Forms page's 'Project Permits Forms' folder is currently empty). Budget for the same Planning & Engineering and Fire Department occupancy-stage reviews as any other commercial scope.
- Eagle County Regional Airport (EGE) property lies entirely within Gypsum town limits — verified against the Airport's own 2025 Master Plan inventory chapter — so on-airport building projects fall under Town of Gypsum permitting (the airport is County-owned but Town-permitted; airport property is zoned PUD by the Town). Only ~36 acres north of the airport (a quarry/RV-storage parcel) is unincorporated Eagle County jurisdiction. Development in the Airport Gateway overlay east of the airport carries separate architectural design requirements, and the area south of the airport around the FedEx freight complex is Gypsum's designated light-industrial growth zone.
- There is no dedicated industrial or aviation permitting track — 'Industrial' is simply a use-classification checkbox on the same Building Permit Application, and no industrial-specific fees, forms, or review pathways are published.
- The commercial TCO deposit ($3,000) and the hard TCO limits (90 days max, no extension past July 1st of the following year) are real cash-flow and schedule constraints unique to commercial/multi-family work in Gypsum — don't plan on occupying under a long-running TCO.
