When you need this permit
- Plans must comply with the 2018 IRC, 2018 IEBC, 2018 IECC, 2018 IMC, 2018 IFC, and 2018 International Swimming Pool and Spa Code as adopted
- Must meet La Junta's Table R301.2(1) design criteria: Wind Load 115 mph, Frost Line 26 inches, Snow Load 25 psf, Seismic Design Category B
- Two complete sets of plans required: one paper set submitted to the office, one electronic PDF set emailed to ljpermits@lajuntacolorado.org
- At least 3 property corners must exist and be verified, or a new survey (monumented by a Colorado-licensed professional land surveyor, at applicant's cost) is required before permit issuance
- Site plan showing proposed/existing buildings, dimensions, yard setbacks, and utilities
- Full drawing set: floor plans, elevations (4 views), attic/crawl space access, floor and roof framing (certified truss drawings), electrical plan, plumbing plan, mechanical/HVAC plan with equipment schedules
- 2018 IECC Energy Calculations (REScheck) and a permanent energy certificate posted at the furnace/utility room per Section R401.3
- Electrical and plumbing work require SEPARATE permits from the State of Colorado (not the City) — printed directly on the City's own application form
