Residential Building Permit (New Single-Family Construction) in Sandpoint, Idaho
Required for new single-family residential construction within Sandpoint city limits, governed by the City's locally-adopted 2018 IRC (per the City's own published Residential Construction Checklist) plus City Design Criteria and Title 8/Title 9 City Code requirements. Applications are submitted online through the BS&A permit portal (bsaonline.com), with the printed Building Permit Application PDF attached to the submission.

When you need this permit
- Any construction falling under the 2018 IRC requires this permit path (per the City's own Residential Construction Checklist)
- Contractors must hold an active City of Sandpoint business license and be registered with the State of Idaho
- Complete project submittals only are accepted for review; incomplete packages are rejected outright
- Required submittal documents: Permit Application, Owner Authorization Form (if applicant is not the owner of record), full architectural drawing set (cover/title sheet, site plan, elevations, floor/egress plans, foundation plan, floor/roof framing plans, sections/details/schedules, demolition plan if applicable), landscape drawings, Dark Sky Compliance documentation, structural calculations (if applicable), ResCheck or other IECC energy-code compliance documentation, fire sprinkler/alarm contractor contact information (if applicable), Sidewalk Ordinance Compliance note (per Ord. 1370, Title 7 Ch. 3) as applicable, and a Utility Plan
- After completeness review is approved, the applicant receives a Plan Review Invoice (plan check fees only); once paid, the compliance/code review is assigned and takes 15 business days to complete
- If a Plan Check Letter is issued (comments/corrections), the applicant must resubmit addressing all comments before re-review
- Once all reviews are approved, a Final Permit Invoice is issued indicating the permit packet is ready for pickup (takes a few additional days beyond the 15-business-day review — the permit is not ready the same day reviews are completed)
- Permit application deemed abandoned 180 days after filing if not pursued in good faith or issued (one 90-day extension available with justifiable cause, in writing); an issued permit is deemed abandoned 180 days after issuance if work is not pursued in good faith
