Tips

  • Nampa's plan review target for new commercial buildings (shell, complete, or addition) is 20 working days for the first review, per the published Plan Review Processing Time Frames (Aug 14, 2024) — double the 10-working-day target for residential additions.
  • A shell building (no tenant) still needs a follow-on Tenant Improvement permit once a tenant is identified; the Certificate of Completion issued for a shell does not by itself allow occupancy.
  • Plan review fees in Nampa are 65% of the building permit fee for all building occupancies — factor this into commercial project budgets given the much higher valuation-based permit fees on large projects.
  • Commercial MEP sub-contractor permits use a percentage-of-valuation fee formula that is different from the flat residential sub-trade fees (e.g., 2.68% of project value up to $20,000) — don't assume the residential MEP fee lines apply.
  • Submit the Statement of Special Inspections form with, or noted on, the plan set whenever structural special inspections apply.

For minor remodel work, yes — a building owner may obtain the building permit. But per the city's Commercial FAQ, the owner may not perform the Mechanical, Electrical, or Plumbing work themselves; that work requires separately licensed MEP contractors and separate trade permits. Homeowner (residential) permits are not valid for commercial work.
