Tips
- Verify occupancy classification before applying — use type (B, A-2, M, etc.) significantly affects fees and requirements
- Commercial TI fees are calculated using the fee estimator's Commercial section; select appropriate use type and occupancy sub-type
- ADA upgrades to restrooms and egress paths may be required even for minor TI work under the 'path of travel' requirement
- Las Vegas is in Seismic Design Category D0 — commercial work must account for seismic requirements even for TI
Frequently asked questions
- Does a commercial TI always require a Certificate of Occupancy?
- A new or revised Certificate of Occupancy is required if the occupancy type or use changes, or if the space is a new tenant who has not previously occupied it. Cosmetic-only renovations that do not change occupancy may not require a new CO.
