Residential Building Permit (New Construction) in Parker, Arizona
Required for new single-family residential construction in the Town of Parker. Reviewed against the 2018 IRC as adopted by the Town. Applications are submitted directly to the Community Development Department / Building Division (in person, by mail, or by email to topbuilding@townofparkeraz.us) using the Town's Permit Application form.

When you need this permit
- Building permit required for new single-family residential construction within Town of Parker limits
- Two (2) sets of construction plans required; framing, truss calculations, foundation, mechanical, and electrical detail must all be shown on the plans
- Plot/Site Plan required showing all property lines with dimensions, location of new construction relative to property lines and existing structures, utility locations (water, sewer/septic and drain field including reserve area), and all easements/washes/embankments/slopes
- Contractor Valuation must be provided with a copy of the contract total fee page attached to the application
- For projects over $50,000, a copy of the Arizona bonding certificate/waiver must be provided
- Owner-builders may self-perform under A.R.S. §32-1121A.5.1/A.6-1 exemptions; the Handyman Exemption (§32-1121A.14) does not apply to any project requiring a building permit or where materials/labor cost $750.00 or more Owner-builder
- Septic System Permit status (issued, applied, N/A) must be indicated on the application where applicable
- Building permit fee is valuation-based per the Town's Schedule of Fees and Rates, Schedule 7.8; plan review fee is 65% of the calculated permit fee

- The Town's own Permit Application form states directly: 'please allow 5 - 7 working days processing time for your permit application' — this is the Town's published A.R.S. § 9-835-compliant review timeframe and applies to all permit types listed on that form (new residential/commercial construction, additions, accessory structures, pools/spas, walls/fences over 6 ft, grading, demolition, and utility trade permits).
- This application does not guarantee permit issuance — per the form's certification language, the Building Inspector verifies the application and construction plans prior to issuance, and an encroachment permit may separately be required for work affecting Town streets, State highways, or County roads.
- Do not confuse this jurisdiction with Parker, COLORADO (parkerco.gov), which independently uses an eTRAKiT online portal, has its own 2024 IBC/IRC adoption cycle, and an entirely different fee schedule — the two 'Parker' municipal governments are unrelated despite the name collision; this file (parker-az.json / cityName 'Parker') is exclusively for the Town of Parker, La Paz County, Arizona.
