When you need this permit
- Complete, signed Building Permit application (same form used for residential work), plus the Commercial Site Plan Check List for new construction, change of use, additions, or interior remodel/tenant finish
- Two (2) copies of complete project plans (one may be digital), two (2) copies of a signed COM-Check energy-compliance certification (energycodes.gov) in place of the residential ResCheck, and two (2) copies of site plans
- Two (2) copies of signed asbestos letters from owner and contractor (may not apply to new construction)
- Site plan must show, among other items, existing/proposed parking counts and dimensions, ADA-accessible parking and routes, loading areas, fire access and fire hydrant size/location, exterior photometric lighting per Municipal Code Sec. 10-178, and landscaping
- Building plans must show occupancy type, type of construction, and occupant load; exterior elevations; room identification; structural, foundation, floor-framing, wall-framing, and roof-framing plans; and schematic electrical, mechanical, and plumbing drawings, with engineering/architect stamps on the appropriate sheets
- Hillside/slope supplements apply at the same 5% and 10% grade thresholds documented in this jurisdiction's residential-building-permit entry
- Written authorization from the property owner must accompany any tenant-improvement project where the applicant is not the owner
- Total project valuation (materials + labor) declared on the application; the Building Official may require proof of valuation or will set the value using ICC tables if unverifiable
