Inspection sequence

Applies to: Residential Building Permit (New SFD, Townhome, Duplex, ADU)

  1. 1

    Sediment Control

    Must pass prior to footing inspection. Administered by Public Works. Per Lindon's official Residential Single-Family Dwelling Building and Site Inspections checklist.

    Building Clearance

    After survey property pins are in place; may be completed with the footing inspection. Building Department.

  3. 3

    Temporary Power

    Request service from Rocky Mountain Power, (888) 221-7070.

  4. 4

    Footing Inspection

    After footings are dug, formed, and steel is in place, prior to pouring concrete. Soil report must be submitted to the Building Department 24 hours prior to inspection.

    Foundation Inspection

    After forms and steel are in place, prior to pouring concrete.

    Foundation Drain and Waterproofing

    Prior to backfilling.

    Under-Slab Heating and Plumbing / Rebar (suspended slab) / Shear Inspection

    Shear inspection can be completed before or with the 4-way rough inspection.

    4-Way Rough Inspection (Framing, Electrical, Mechanical, Plumbing)

    May be combined into a single 4-way inspection, per Lindon's official inspection checklist.

    Insulation and Weather Barrier

    Weather barrier inspection required prior to installing exterior finishes; stucco lath must be installed with tears and penetrations sealed.

    Drywall Nailing (fire-rated assemblies), Permanent Power, Gas Line/Pressure Test, Gas Meter Mechanical

    Permanent power requires separate inspection by Rocky Mountain Power for all underground service. Gas meter requires two inspections (line/pressure test, then mechanical).

    Final Building Inspection

    Building Department final sign-off. Public Works also finals Water Service, Sewer Lateral, Drive Approach and Sidewalk, Pressurized Irrigation, Land Drain, and SWPPP as applicable.

    Insulation and Energy Compliance Inspection

    After insulation is installed, prior to drywall/finish, verifying energy compliance documentation submitted with plans.

    Final Building Inspection

    Building Department final sign-off required before occupancy.

    Framing / Structural Rough-In

    Walls, partitions, and ceiling-support framing verified against submitted plans before close-in, per standard commercial inspection sequence enforced by the Building Department, (801) 785-7687.

    Plumbing, Mechanical, and Electrical Rough-In

    Rough plumbing, mechanical (ductwork, combustion air), and electrical (panel, wiring, outlets) verified prior to enclosing walls or ceilings.

    24-Hour Battery Test

    Battery backup test for the fire alarm system panel.

    Notifier Activation, Flow Switch Test, Tamper Test, Smoke Detector Test

    Device-level activation and function testing, per Orem Fire Prevention's Contractor's Corner guidance for new-construction alarm systems.

    Address Verification and Signal Transmission Test

    Confirms the monitored alarm signal reaches Metro Dispatch, (801) 854-6211.

  4. 4

    Alarm Final

    Performed in conjunction with the sprinkler final inspection where both systems are present — both the alarm and sprinkler contractors should be present, per Orem Fire Prevention's guidance.

Applies to: Fire Sprinkler System Permit

    Fire Inspection (Orem City Fire Prevention Division)

    Required for all commercial businesses, and for any Home Occupation that is a manufacturing business, will have clients, customers, children, or employees on the premises at any time, or stores flammable or hazardous materials. Scheduled through Orem Fire Prevention (previously coordinated via named Orem Fire Department contact per Lindon's Business Licensing page).

Applies to: Residential Addition / Remodel / Basement Finish Permit

    May be combined into a single inspection depending on scope, per Lindon's standard residential inspection sequence.
