Commercial Building Permit (New Construction, Shell, Tenant Finish, Remodel/Addition) in Platteville, Colorado
Required for new commercial construction, shell buildings, tenant finish, and remodels or additions to commercial, industrial, or institutional structures in the Town of Platteville. There is no separate commercial-building-permit application or guide — commercial work is filed on the same combined Building Permit Application used for residential projects, checked under its COMMERCIAL block (Shell Only, Tenant Finish, Remodel/Addition, New Building, Electrical Valuation) rather than the RESIDENTIAL block, and reviewed by SAFEbuilt under the adopted 2024 International Building Code (Chapter 18, Article II, Sec. 18-2-10 Adoption). Before this permit can be issued, most commercial, industrial, institutional, and multi-family projects must first clear a separate, Town-administered Site Plan approval (Chapter 16, Sec. 16-5-40) — a distinct zoning/development review with its own fee and procedure, not a building-code review, and not something a single-family or two-family residential applicant has to do.

When you need this permit
- Town of Platteville Building Permit Application with the COMMERCIAL Proposed-Use block checked (Shell Only, Tenant Finish, Remodel/Addition, New Building, or Electrical Valuation, as applicable) rather than a RESIDENTIAL checkbox on the same form
- Site Plan approval under Chapter 16, Sec. 16-5-40 obtained before this permit is issued, for any construction, remodel, or expansion other than a single-family or two-family dwelling; the Town Manager may waive this step for a remodel or expansion that adds no occupancy, density, on-site employees, or parking
- Fair market value of all materials and labor stated on the application as the valuation basis for the permit fee
- General Contractor, plus Electrician, Plumber, and HVAC contractor listed with license numbers where applicable; a listed electrician or plumber must hold an active Colorado DORA license, verified by the Town before the permit is processed and again if the tradesperson changes
- Construction documents (architectural, structural, and applicable trade plans) reviewed by SAFEbuilt for compliance with the adopted 2024 IBC and the commercial provisions of the 2024 IECC (Chapter 18, Articles II and XIV)
- A separate Fire Protection System Permit from the Platteville-Gilcrest Fire Protection District is required in addition to this permit whenever the project includes a new or modified fire alarm, fire sprinkler, or kitchen hood system
- Construction must commence within 180 days of permit issuance or the permit is automatically void; work stoppage for 180 continuous days also voids the permit

Appendix A - Fee Schedule (Town of Platteville Code of Ordinances, Municode Library, Sec. 16-3-10) reads: 'Building Permit | Per Chapter 18 + $50.00 to determine compliance with zoning applied to residential applications ONLY.' The $50.00 add-on is scoped to residential applications only, so a commercial building permit is billed on the same Per-Chapter-18 base fee without it.Town of Platteville Code of Ordinances, Appendix A - Fee Schedule, Development Impact Fees subsection (cross-referencing Chapter 4-9), which prices these lines by dwelling unit for residential… Show full citationHide

Tips
- There is no separate commercial building permit form or fee table in Platteville — check the COMMERCIAL block on the same combined Building Permit Application used for residential work, and expect the Per-Chapter-18 base fee without the $50.00 zoning-compliance surcharge that applies only to residential applications.
- Budget separately for the $500.00 Site Plan review — Sec. 16-5-40 makes it a prerequisite for this permit on essentially any project other than a single-family or two-family dwelling. Ask the Town Manager whether a small tenant-finish remodel with no change in occupancy, density, employees, or parking qualifies for the Sec. 16-5-40(a)(2) waiver before assuming full Site Plan review is required.
- A fire alarm, sprinkler, or kitchen hood system needs its own Fire Protection System Permit from the Platteville-Gilcrest Fire Protection District, in addition to this permit — its fees scale by project square footage and are billed separately from anything SAFEbuilt or the Town charges.
- Nonresidential development-impact fees are billed per square foot rather than per dwelling unit, and the Parks impact fee is $0.00 per sq ft for nonresidential projects specifically.
