Sign Permit in Village of Corrales, New Mexico

Required for any sign displayed for longer than 60 days in the Village of Corrales, per the Village's own Application for Sign Permit / Sign Permit Guide. Commercial and home occupation signs are charged a fee based on sign face area; short-term temporary signs in the agricultural/rural-residential and historical zones are exempt from the permit requirement. Applications are reviewed by the Building Inspector and/or the Planning & Zoning Administrator for conformance with the Village's sign ordinance (Village Code Chapter 8).

When you need this permit

  • All signs displayed for longer than 60 days in the Village of Corrales require a sign permit (Sign Permit Guide, part (a))
  • The application must contain: signature of the applicant; name and address of the sign owner and sign erector; proof of a valid Village business license; proof of the property owner's permission; drawings showing the sign's location on the property/building facade/wall; drawings showing area dimensions, height, and basic design of the sign; drawings showing the location of all other existing/proposed signs on the property; and drawings showing that vision clearance at street corners and driveways follows Village Code Sec. 18-30(e)
  • No sign may be erected unless it conforms to the regulations for the zone in which it is located (Village Code Sec. 8-92(a))
  • Signs may not be located in the public right-of-way or on public property, may not be placed in the clear sign triangle at street intersections (per Sec. 18-30(e)), may not obstruct ingress/egress, and may not be attached to any utility pole
  • All signs must comply with the New Mexico Night Sky Protection Act (NMSA 1978 §§74-12-1 to 74-12-11) and Village Code Sec. 18-42 (Lighting): no unshielded lighting causing nuisance glare on adjoining property, and no oscillating or flashing signs
  • Internally lighted and digital signs are only permitted in the Commercial, Professional Office, or Municipal zones, with the illuminated portion not to exceed 16 square feet
  • In the Agricultural/Rural-Residential (A-1, A-2) and Historical (H) zones: temporary signs (including portable signs) may not exceed 4 sq ft per sign face, must be removed after 60 days for an additional 60-day rest period, and do NOT require a permit; permanent signs may not exceed 5 sq ft per sign face, are limited to two per premises, and DO require a permit; all freestanding signs are capped at 3 feet in height
  • In the Professional Office (O), Neighborhood Commercial (C), and Municipal/Public/Quasi-Public (M) zones: temporary signs (up to 4 sq ft) require a permit; permanent signs are capped at 64 sq ft of total sign area (including long-term portable signs/banners) and require a permit; multi-tenant buildings may consolidate into a single composite sign up to 64 sq ft total; off-premises signs require a permit; all freestanding signs are capped at 15 feet in height
  • Billboards are prohibited in all zones of the Village
  • No sign may be placed on Middle Rio Grande Conservancy District (MRGCD) or Southern Sandoval County Arroyo Flood Control Authority (SSCAFCA) land without those entities' express permission

    Village of Corrales, New Mexico has adopted: The Village of Corrales issues its own building/structural permits through its Building Official (Brian Gresham) in the Planning and Zoning Department — it is not a New Mexico Construction Industries Division (CID) field-office jurisdiction for the building permit itself. Electrical, plumbing and mechanical/HVAC permits and inspections go to the City of Rio Rancho's Building Department, not to the state CID. The Village's 'Building Permits & Inspections' page states: 'The City of Rio Rancho performs mechanical, electrical, and plumbing inspections for the Village of Corrales. The permits and inspections for these disciplines should be coordinated with the prospective subcontractor.' The Village's Building Permit Guide (Application for Construction Permit, revised June 2026, page 5 of 6) adds, under 'Required Inspections': 'Plumbing, Electrical, Mechanical Inspections: Permits must be obtained in the City of Rio Rancho Building Department unless directed otherwise by the Building Official.'
