Construction Permit (New Residential Construction) in Village of Corrales, New Mexico
Required for new single-family home construction in the Village of Corrales. The Village's own Building Official (Brian Gresham), housed in the Planning and Zoning Department, self-administers building/structural plan review and permit issuance — Corrales does not route the structural building permit itself through the state Construction Industries Division or through Rio Rancho. All plans must be submitted electronically as PDFs via email to the Building Official.

When you need this permit
- Any owner or authorized agent who intends to construct, enlarge, alter, repair, move, demolish, or change the occupancy of a building or structure shall first apply to the Building Official and obtain the required permit
- Complete Village of Corrales Application for Construction Permit, submitted with all drawings electronically via email to the Building Official (PDF format only); in-office applications accepted but plans must still be submitted electronically
- Lot coverage (new construction plus all existing structures and paved surfaces) may not exceed 35% of the lot
- Setbacks: 25 feet front, 10 feet sides and rear (Village Code Sec. 18-37(g); intensive agriculture requires 25 feet on all sides)
- Maximum height: 26 feet to the ridgeline or top of parapet for any building, antenna, or structure
- Site Plan required showing existing/proposed structures, property lines with dimensions, all utility connections (water, sewer, electrical), and general drainage/grading information, including on-site stormwater retention (pond size = total impervious area x 2.99 / 12 = cubic feet required)
- If the building site is west of the Corrales Main Canal, a Grading and Drainage Plan prepared and sealed by a New Mexico-licensed professional engineer or architect is required per Village Code Sec. 18-160 through 18-172
- Liquid Waste Disposal (septic) Permit from the New Mexico Environment Department office in Rio Rancho (4359 Jager Dr. NE, Suite B, Rio Rancho, NM 87144, (505) 771-5980) required prior to or with submittal; no septic tank or field may be placed within 100 feet of any existing well
- Elevation Certificate from a licensed surveyor required if the property is in a flood zone
- Full construction document set required: foundation plan, floor plan, electrical plan, truss details (engineer-approved), floor/roof framing plans, wall section details, and (if applicable) masonry fireplace details
- Electrical, plumbing, and mechanical/HVAC permits and inspections for the new dwelling must be obtained separately through the City of Rio Rancho Building Department, not from the Village of Corrales, unless the Building Official directs otherwise
- A Village of Corrales Business Registration number is required for the contractor on the application

After excavations for footings are complete and any required reinforcing steel is in place, and after all foundation insulation is in place; additional inspections may be required for treated-wood foundations

Concrete Slab or Under-Floor Inspection
After all in-slab or under-floor building service equipment, conduit, piping accessories, and other ancillary equipment are in place, but before any concrete is placed or floor sheathing (including sub-floor) is installed

Frame Inspection
After the roof, all framing, fire blocking, and bracing are in place, all pipes/chimneys/vents are complete, and the rough electrical, plumbing, and heating wires/pipes/ducts are approved

Weather-Resistive and Lath Barrier Inspection
After installation of the appropriate weather-resistive barrier and before it is covered

Final Inspection
After finish grading, with the building complete and ready for occupancy; final electrical, plumbing, and mechanical inspections (conducted by the City of Rio Rancho) must be completed prior to the final general construction inspection. The Construction Inspector issues the Certificate of Occupancy after approving the final general construction inspection

Tips
- A 24-hour notice is required before any inspection; call the Village of Corrales Building Inspector at (505) 897-0502, ext. 222.
- Electrical, plumbing, and mechanical/HVAC permits and inspections are NOT handled by the Village — they must be obtained through the City of Rio Rancho Building Department. Coordinate this directly with your licensed subcontractor, since the requirement is easy to miss when reading only the Village's own permit checklist.
- The Village of Corrales has no municipal water or sewer system for the large majority of lots — plan for on-site well and septic, including a Liquid Waste Disposal Permit from the New Mexico Environment Department's Rio Rancho office, and keep any septic tank/field at least 100 feet from any existing well.
- Corrales' residential plan review fee (50% of the building permit fee) is lower than Rio Rancho's or Los Alamos County's (65%) — but the Village's base building-permit-fee valuation table is otherwise nearly identical to Los Alamos County's.
- No accessory structure may be converted into a second, independent dwelling unit (no ADU/casita) anywhere in Corrales — Ordinance No. 21-04 (2021) closed this off specifically because homeowners had been adding kitchens to legally built accessory structures to create unauthorized second units.
- If your lot is west of the Corrales Main Canal, budget for an engineer- or architect-sealed Grading and Drainage Plan under Village Code Sec. 18-160 to 18-172 — this is a distinctive Corrales requirement tied to its acequia/irrigation-ditch drainage network.
