When you need this permit

  • Parcel/lot minimum 6,000 sq ft with minimum 50 feet of frontage
  • Maximum of one Internal ADU and one External ADU per parcel/lot
  • External ADU capped at the lesser of 50% of the Primary Dwelling's square footage (excluding garage) or 1,000 sq ft, maximum 2 bedrooms; Internal ADU has no size/bedroom cap
  • Owner-occupancy of the Primary Dwelling or the ADU required (limited exceptions for multi-family-zoned lots, active military service, or owner hospitalization/assisted living)
  • Neither unit may be used as a Short-Term Rental (lease terms under 30 days prohibited)
