  • Building permit required for any structure constructed or erected over 8 inches requiring a fixed location on the ground, including single-family residences, guest houses, ramadas, fountains, and sport courts
  • A separate permit application is required for each structure type on the property; permits are valid only 180 days, so the Town advises against applying for all structures simultaneously
  • Complete construction plans required: site plan (setbacks measured from property lines, not the street; all rights-of-way, washes, and easements shown), foundation plan with rebar details, roof framing plan and wall section, truss calculations or signed Truss Deferral Form from the Engineer of Record, masonry details, plumbing plan with isometrics, electrical plan with load calculations and one-line diagram, elevations with height dimensions, and ACCA Manual J/Manual S calculations
  • One stapled set of plans required at initial submittal for projects valued over $50,000 (two sets for $50,000 or less); two sets always required at second and subsequent submittals; sheet size 24"x36" minimum, 36"x42" maximum
