- Building plans: wall sections, floor plan, framing plan, elevations, door and window schedule, cabinet layout
- Life safety and code study plan designed and stamped by an architect
- Engineered foundation/structural drawings
- Plot plan showing all distances to lot lines and structures
- Site grading plan stamped by a civil engineer
- Mechanical, plumbing, and electrical drawings stamped by an engineer
- Energy code compliance documents (the application form's checklist still says '2012 Energy Code compliance documents' — a stale reference on the form itself; the Town has adopted the 2024 IECC via Ordinance No. 664 and separately requires an Energy Compliance Certificate with ductwork and building-envelope leak-test reports before Certificate of Occupancy)
- Fire sprinkler determination and Fire District approval are captured on the application (FIRE SPRINKLER REQUIRED yes/no, FIRE DISTRICT APPROVAL yes/no) — coordinate with the local fire protection district
- IBC construction type (IA-VB), occupancy classification(s) (A, B, E, F, H, I, M, S, U), building height/stories, and floor-by-floor square footage and valuations must be declared on the application
- Contractors must register/be verified in CommunityCore and pay the Town's $50/year Contractor Fee before applying online (plumbers and electricians exempt from that fee)
- Applicant is responsible for the plan review fee and administrative review fee regardless of whether the permit is ultimately obtained, per the application's signed acknowledgement
- Any change of plans, layout, use, or occupancy must be approved before proceeding; permits expire if no progress is made after 180 days of issuance and between inspections

- Eaton publishes NO separate tenant-improvement/tenant-finish permit type, form, or fee line — TI work is filed on the same Commercial Building Permit form under the 'Remodel' (and, where applicable, 'Change of Occupancy') purpose checkboxes, and is billed on the same valuation-based non-residential fee table. Confirmed by enumerating every permit application the Town publishes (Over the Counter, Residential Building Permit, Commercial Permit) — there is no fourth, TI-specific form.
- The commercial form's submittal checklist still says '2012 Energy Code compliance documents' — a stale reference on the form itself. The Town adopted the 2024 IECC via Ordinance No. 664 (Town states effective January 1, 2026) and requires an Energy Compliance Certificate plus ductwork/building-envelope leak-test reports before Certificate of Occupancy; follow the 2024 IECC, not the form's stale line.
- Budget for non-residential impact fees on new development — they can dwarf the permit fee itself (e.g. retail street impact alone is $14.036/sq ft under Ordinance No. 660, effective April 27, 2025). They are charged separately from building permit and plan-review fees.
- The signed application makes you liable for the plan review fee and administrative review fee even if you never pull the permit — and any delinquent permit fees on the property must be paid before a new permit will issue.
- Fire sprinkler determination and Fire District approval are explicit fields on the commercial application — coordinate with the local fire protection district early, alongside SAFEbuilt (970-305-3161) for technical questions.
