Residential Building Permit (New Construction) in Gilcrest, Colorado
Required for new single-family, duplex, and multi-family residential construction in the Town of Gilcrest. Plan review and inspections are performed by SAFEbuilt, Inc. under contract to the Town. Reviewed under the 2018 IRC per the Town's own published Building Guides for Homeowners series; fees are calculated using the Town's own valuation-based schedule referencing 1997 UBC Table 1A with current ICC Building Valuation Data.

- Completed Town of Gilcrest Building Permit Application, listing property owner, general contractor, and separate electrical/plumbing/heating trade contractors with license information
- Site plan (survey-quality) showing distances to property lines for the closest structure including decks and covered patios, setbacks/offsets, subdivision/lot/block information
- Reviewed under the 2018 IRC as reflected in the Town's own published guide series
- Estimated project valuation (materials and labor) and square footage broken out by main floor, additional floors, unfinished/finished basement, crawlspace, covered porch, decks, and garage
- Electrical and plumbing trade contractors must be listed by name and Colorado DORA license number at application; the Town (via SAFEbuilt) will not process the application until an active license is verified for each listed trade contractor, per the Contemporaneous Review Guidelines for electricians (Resolution 2016-12) and plumbers (rev. 10/28/20)
- Type of sewage disposal (public or septic) and water supply/tap size must be disclosed on the application; septic requires county health department approval prior to permit issuance

- Gilcrest's Plan Check Fee is 30% of the Building Permit Fee. If you are used to jurisdictions where plan check runs 65%, budget lower here.
- Because building inspection is contracted to SAFEbuilt, Inc., make sure to call the specific inspection line printed on your issued permit card (not the Town's general office line) to schedule any inspection.
- List your electrical and plumbing trade contractors' Colorado DORA license numbers on the permit application up front — Gilcrest will not process the application until an active license is verified for each listed trade contractor.
