Re-Roof Permit in Kersey, Colorado
Required for residential re-roofing work in Kersey. Governed by 2024 IRC Sections R806 (Roof Ventilation) and R908 (Reroofing) per the Town's SAFEbuilt-published Residential Re-Roofing guide. Owners may perform their own re-roof; a Final Roof inspection is mandatory and a mid-roof inspection may be required (though the guide separately states mid-roof inspections are NOT required on residential projects).

When you need this permit
- Roof sheathing must provide a rigid surface; warped, cracked, or delaminated boards/sheathing must be repaired or replaced
- For complete tear-offs: new minimum 15# asphalt-saturated felt underlayment required on a dry deck; roofs 4:12 pitch or greater need one layer of underlayment, roofs between 2:12 and 4:12 need 19-inch laps starting with a 19-inch strip
- No more than 2 layers of roofing allowed upon completion; roof replacement (tear-off to deck) is required where the existing roof is water-soaked/deteriorated, is wood shake/slate/clay/cement/asbestos-cement tile, or already has 2+ layers
- Ice and water shield is required on ALL roofs per the guide's Wind/Weather Resistance section
- Asphalt shingles are not permitted on slopes under 2:12; must be tested to ASTM D7158 for a 115 mph ultimate design wind speed
- Existing roof jacks and vents must be replaced if in poor condition, badly rusted, or deteriorated
- A Final Roof inspection is mandatory; the guide's FAQ says a mid-roof inspection 'may be required' but its Additional Information section separately states mid-roof inspections are NOT required on residential projects — this is an internal inconsistency in the Town's own document, noted rather than resolved by assumption

Tips
- Kersey's own Re-Roofing guide contains an internal inconsistency: its FAQ section says a mid-roof inspection 'may be required' while its Additional Information section states mid-roof inspections are NOT required on residential projects. Confirm directly with SAFeBuilt/Building Department (970-686-7511) which applies before assuming either way.
- Ice and water shield is required on ALL roofs in Kersey (not a slope- or elevation-based carve-out) — budget full coverage into your re-roof bid.
- Ladders must be set up and secured properly for one- and two-story homes, and contractors should check for animals/hazards before setting up in a backyard, per the guide's inspection scheduling notes.
