Tips
- Brighton offers three distinct residential new-construction review tracks (Master Plan Review, Production Home Permit Review, Construction Permit Review for Custom Builds) with different document sets — confirm which track applies to your project (a mastered production spec vs. a fully custom design) before assembling your submittal.
- A Residential Design Standards (RDS) approval letter is required for custom builds and must be paid for before review comments or permits are released — budget this as a separate up-front step, not something bundled into the building permit review itself.
- Brighton's Construction Use Tax formula (3.75% of 50% of valuation) is mathematically equivalent to 1.875% of full project valuation — don't confuse it with the full 3.75% rate at first glance.
