Tips

  • Farmington City does NOT give fee estimates on permits — fees are calculated only after a full plan review is completed (Residential Building Permit Application Packet, rev. 4.24.2020).
  • Inspections require a minimum 24-hour notice via the Inspection Hotline (801) 882-8954 (hours 8:00 AM–4:00 PM Mon–Fri); the City does NOT do same-day inspections and typically books 1-2 working days out.
  • Permits become null and void if authorized work has ceased, been suspended, or gone without inspection for 180 days; the Building Official may grant written extensions of up to 180 days each for justifiable cause.
  • If the City cannot provide an inspection within 3 business days, state law (UCA 10-6-160) allows use of third-party inspectors: Syracuse Building Department (801) 825-1477 ext. 4, Kaysville Building Department (801) 544-1363, or West Haven Building Department (385) 389-2690.
  • Architectural approval is required in addition to the building permit for homes in the Farmington Ranches and Farmington Meadows subdivisions.
  • Farmington City is in Seismic Design Category D2 with 30 lb. ground snow load (40 lb. in foothill zones) and V-ult ASCE-7 Exposure B for most of the city — an engineer must evaluate site-specific exposure.
  • No distinct EV charger/EVSE fee line item was found in Farmington's Consolidated Fee Schedule (farmington.utah.gov, as adopted 2026-05-19, checked 2026-07-19) — electrical work, including a home charger circuit, is priced under the same valuation-based building permit fee.

Farmington City does not provide fee estimates. The base building permit fee follows the 1997 Uniform Building Code Table No. 1-A (e.g., $69.25 + $14.00 per additional $1,000 for valuations $2,001–$25,000), plus a 40% residential plan check fee, 1% state inspection fee, and impact fees (water $4,263/unit, plus storm water/parks/fire/police impact fees totaling $10,013.73/unit for single family, plus a $2,404.42 transportation impact fee). Farmington, Utah has adopted: 2024 International Building Code (IBC), including Appendices C and J — CURRENT statewide as of 7/1/2026 per Utah Code § 15A-2-103(1)(a); supersedes the 2021 edition previously used in Farmington City's design criteria (Residential Building Permit Application Packet, H. Gordon, rev. 4.24.2020, which had not been updated as of 2026-07-16); 2021 International Residential Code (IRC) — REMAINS CURRENT; Utah Code § 15A-2-103(1)(b) did not change this edition in the 7/1/2026 amendment. Farmington City design criteria (rev. 4.24.2020) and the Reroof & Roof Repair Policy (eff. July 1, 2024) are consistent with this; Appendix AQ of the 2021 IRC — statewide per Utah Code § 15A-2-103(1)(c); not separately itemized in Farmington's own published materials, added here per statute; 2024 International Existing Building Code (IEBC) — CURRENT statewide as of 7/1/2026 per Utah Code § 15A-2-103(1)(i); supersedes the 2021 edition cited in Farmington's Reroof & Roof Repair Policy (eff. July 1, 2024), Sections 304.1, 304.7, 507; the IPMC is NOT among the codes adopted by Utah Code § 15A-2-103 (property-maintenance code, not a construction code), so no statewide edition change applies here — left as published by the City; 2024 International Mechanical Code (IMC) — CURRENT statewide as of 7/1/2026 per Utah Code § 15A-2-103(1)(e); supersedes the 2021 edition previously used in Farmington's design criteria (rev. 4.24.2020, not updated as of 2026-07-16); 2024 International Plumbing Code (IPC) — CURRENT statewide as of 7/1/2026 per Utah Code § 15A-2-103(1)(d); supersedes the 2021 edition previously used in Farmington's design criteria (rev. 4.24.2020, not updated as of 2026-07-16); 2024 International Fuel Gas Code (IFGC) — statewide per Utah Code § 15A-2-103(1)(f); not separately itemized in Farmington's own published design-criteria packet (rev. 4.24.2020), added here per statute since the City's own materials omit it; 2024 International Energy Conservation Code (IECC), single unsplit statewide edition — CURRENT statewide as of 7/1/2026 per Utah Code § 15A-2-103(1)(h); supersedes the 2021 edition previously used in Farmington's design criteria (rev. 4.24.2020, not updated as of 2026-07-16); 2023 National Electrical Code (NEC) — REMAINS CURRENT; Utah Code § 15A-2-103(1)(g) did not change this edition in the 7/1/2026 amendment. Farmington City design criteria (rev. 4.24.2020) already correctly reflects 2023; NOTE (2026-07-16 re-verification): The Utah Code § 15A-2-103 version effective 7/1/2026 (superseded 1/1/2027) took effect 15 days before this re-verification. IBC/IPC/IMC/IFGC/IECC/IEBC are now 2024 statewide; IRC (2021) and NEC (2023) did NOT change. Farmington City's own published design-criteria packet (Residential Building Permit Application Packet, rev. 4.24.2020) and Reroof & Roof Repair Policy (eff. July 1, 2024) still reference 2021 editions for IBC/IEBC and had not been updated to reflect the 7/1/2026 transition as of this re-verification; this file now states the governing statutory code (2024 editions) as current per Utah's statewide-mandatory code regime (Utah Code § 15A-1-204), with the City's un-updated 2021 references preserved above as historical/local-document context. The Utah Code § 15A-2-103 citation in the sources array below has been updated to the current in-force version link. Local amendments apply — see the Farmington overview page for the full list.
