When you need this permit
- Plans must comply with the Town's currently-adopted IBC/IRC cycle (2024 edition per the live Codes & Guides page) as amended by Municipal Code Chapter 17.7
- Site-specific soil and/or geologic investigation required before permit issuance wherever new foundations are placed, stamped by a soils engineer/engineering geologist; a geohazard analysis is additionally required where slopes exceed 30%, or landslide/avalanche/rockfall/expansive-soil/floodplain hazards are present
- HERS rating confirmation required before permit issuance for detached single-family/condominium homes over 3,600 sq ft gross floor area (sliding scale: 60 or lower for 3,601-7,000 sq ft; 55 or lower for 7,001-13,000 sq ft; 50 or lower above 13,000 sq ft), confirmed again at or before Certificate of Occupancy
- Exterior energy use (snowmelt, site-built pools/spas) must be offset through the Renewable Energy Mitigation Program (REMP) or paid in lieu, calculated via the Town's Exterior Energy Use Calculation Spreadsheet, before permit issuance, unless within the exempt square-footage thresholds
